Sullivans Island Makes National News

The Wall Street Journal recently published an article about the enduring popularity of Sullivans Island.  This historic beach town has long been a well-kept secret among South Carolinians, but with the growth of nearby Charleston, the quaint community has become exceedingly popular.  Homes sales in 2015 have already hit historic numbers catching the eyes of international buyers.  The island’s allure is due, in large part, to a handful of ordinances passed over the past 30 years that have blocked the development of high-rise condos and the kind of spring break-style debauchery that has plagued other East Coast beach towns.  Sullivans Island still posses the calm, cozy lifestyle so many enjoy.  “Mayberry by the Sea” does not come cheap , however, the median sale price for this area is $1.4 million.

Statewide year-over-year home sales up 15% in January

Home sales in the State of South Carolina  increased 15%  when comparing January 2009 sales to January 2010. Charleston area home sales increased 11.8%, according to numbers released by the S.C. Realtors Association Tuesday.

However, the total number of statewide homes sold in January was 2,487 up from last January’s total of 2,159.   Coastal areas were the strongest.

More Signs of Activity

I have been at this for a few years now and finally I am seeing signs of optimism in our economy. Most experts agree that when people start buying homes again, the recession will have been ended for 3 to 6 months. We have seen more homes sold in the last 90 days!

Don’t get me wrong, there are plenty of homeowners who are in trouble and desperate to find a way out. For example, I know of at least one home builder who has drastically cut the prices on his spec homes on Isle of Palms. There are several investors,primarily real estate agents, who bought investment/rental homes at the height of the market and cannot hold onto to them much longer.  They are calling me at regular intervals asking me to bring ANY offer. These are opportunities for those buyers who have always wanted to relocate or buy a second home at the beach. At prices that can make the rental investment make sense.

What are today’s buyers looking for in a resort/island/coastal home?  If you have been following the market I am interested in getting feedback from you. Many sellers here on the island are at a loss as to what buyers want to see in order to buy a home.
